Where we came from

One trade grew into the whole finishing scope

M&M started as M&M Spray Painting, a small facade and French-polishing team restoring surface coatings on the outside of buildings. Over 25 years in the trade, that work took us across Sydney and Melbourne and onto some of the most demanding facades in both cities. We learned the envelope of a building from the outside in: how coatings fail, how panels get marked in transport and installation, and what it takes to bring a tired or damaged surface back rather than tear it out.

The longer we worked at the sharp end of major projects, the clearer one problem became. Near practical completion, the finishing and defect scope splinters into separate trades. A builder ends up coordinating a painter, a caulker, a glass polisher, a stone repairer and a joinery finisher, each with their own mobilisation, paperwork and programme. Handover slips while the register is chased across five subcontractors, and gaps in the records around damaged finishes erode everyone's margin.

We set out to close that gap. We grew the business from a facade and French-polishing crew to more than 90 skilled staff, adding tradespeople, project managers and engineers so we could carry coordination and sequencing ourselves rather than leaving it with the builder. In 2020 the company became M&M Services Group, reflecting what it had become: a multi-trade facade and surface-restoration services group, not a single-trade painter.

That is why the one-stop model exists. Instead of engaging five trades for the finishing scope, a builder or facade company engages M&M once. We close facade rectification and commissioning, structural-steel and architectural coatings, glass and stainless polishing, silicone and caulking, French polishing, stone, tile and floor repair, and temporary protection under a single subcontract, with one project manager accountable for the lot. Fewer contracts, one point of responsibility at handover, and a defect register that gets worked down cleanly and closed.

Today M&M Services Group works across Australia, led from Sydney and Melbourne with coverage into Queensland and South Australia. We run day and night shifts with labour we can surge when a programme tightens, restore in place wherever we can, colour-match on site before any mass application, and document the work as we go.

How we run a finishing package

Quality documented as standard

Every rectification is captured with an ITP, live project records and time-stamped images held on OneDrive, so the condition of the work is documented before, during and after we touch it. On-site colour matches are signed off before any mass application. That record gives the builder a complete, traceable account of the finish and stands up when the handover file is audited.

Restore in place, don't replace

The default is to refinish what is already installed, not to reorder it. We colour-match on site and repair scratched glass, marked stone, anodised and powdercoat panels, stainless, chrome and joinery where they sit. Refinishing a panel avoids a replacement, a reorder and the programme slippage that comes with it, so the comparison that matters is the total cost to close the defect, not the day rate.

A builder engages M&M once and clears the finishing scope together: facade coatings and commissioning, stainless and glass polishing, caulking and sealant joints, French polishing, stone, tile and floor repair, and temporary protection. Trained to the project

Trades are trained to the specific project and work to approved methodologies under QC managers, delivered to engineering specification and Australian Standards. Coatings, commissioning and rectification are planned into the build sequence rather than firefought at practical completion. This is finishing and rectification specialist work carried out beneath the head contractor and the facade installer, not a licensed head-contract remedial role, and we keep that line honest.

Hold the programme

Finishing and defect work is bought late and under time pressure, so we resource to hold the date. Day and night shifts, surge labour and a workshop and spray booth built for the work let us scale from a single defect list to a full-tower package and close the finishing line-items in one mobilisation. The point is to hand back a closed register and keep the builder's own team on production.

Our approach

Restore in place, don't rip out and replace

Near practical completion, a marked facade panel, a scratched pane, a scuffed handrail or a chipped stone benchtop stops being a materials question and becomes a programme question. The unit is already installed, sequenced and signed off around by the trades that came after it. The instinct on site is to treat the defect as a like-for-like swap: pull the damaged item, reorder it, put the new one back. On a day rate against a replacement unit price that can look like the cheaper call. It rarely is, because the price tag on the replacement item is the smallest part of what a rip-out-and-replace costs you.

Reordering a finished element restarts a supply chain you had already closed. A curtain-wall panel, an architectural glass unit, a run of anodised or powdercoated metal, a stone slab in a specific batch and finish — these carry manufacturing and delivery lead times measured in weeks, and the replacement has to match a finish and colour that were specified and approved long ago. While you wait, the defect sits open on the register, and an open register is what stands between you and the occupation certificate. Then the physical swap drags a train of secondary work behind it: access and craning reinstated, protection stripped and refitted, adjacent trades stood down or resequenced, sealant and junctions reworked around the new unit, and a fresh round of inspection and sign-off on an item that was already complete. A reorder also reopens the surrounding work — protection stripped and refitted, adjacent finishes re-checked, and the condition of everything nearby recorded again.

In-place restoration attacks the defect where it sits. Powdercoat, anodised and steel facade panels are rectified on the building, colour-matched on site before any mass application and refinished in enclosed-area polyurethane and acrylic systems rather than spray-can touch-ups. Glass marred by hard-water staining or scratching is restored to the damage type rather than swapped as a full unit. Stainless, chrome and other metals are refinished in situ — handrails, lift doors, sinks. Chipped stone, tile, mirrors and floors are repaired and resealed. Coatings are made good to the engineering specification and Australian Standards. The item never leaves the building, so the lead time, the re-craning, the resequencing and the second inspection cycle mostly disappear, and the finish is matched to what is already there rather than to a new batch that has to be chased down.

The honest comparison is not our day rate against a replacement unit price — that framing flatters the swap and hides most of its cost. The comparison is total cost and total time to close the defect and get it off the register: reorder lead time plus access plus resequencing plus reinspection, set against a restoration done in place, documented, and signed off in one pass. Priced that way, refinishing the panel almost always beats reordering it, most of all when the programme is compressed and every open line item is holding up handover. That is also where the documentation earns its keep: time-stamped photographs and ITP records give a complete, traceable account of the make-good, so it is fully documented for the handover file.

Restore-in-place is a default, not a rule. Where damage is structural, where an element has failed rather than been marked, or where the substrate is beyond restoration, replacement is the right call and we say so. The point is that near practical completion the choice should be made on the real numbers — the whole cost and the whole time to close the defect — rather than on a day rate compared to a catalogue price. On most facade, glass, metal, stone and coating defects at that stage, keeping the item and restoring it keeps the programme, the finish match and the paper trail intact.

Safety & quality

Safety and quality, built into every shift

We work almost entirely on other people's active sites: towers mid-fitout, occupied residential floors, live retail and transport environments where the public, other trades and the client's own programme are all in play at once. That context sets the standard. Before our crews start, the work is planned against a Safe Work Method Statement for the specific task and location, and that plan is reviewed on site rather than filed and forgotten. We would rather adjust a method to suit the conditions than push ahead with one that no longer fits what is in front of us.

Our trades are project-specific and trained for the work they are put on, and they operate under QC managers who hold the line on both safety and finish. That structure matters most on the parts of the job that carry the most risk: working at height on facades, working around live services, and working in areas that are occupied or handed over. The same manager accountable for the make-good passing inspection is accountable for how safely it was reached, so the two are never traded off against each other.

That record does two jobs at once: it shows the finish meets spec, and it captures the condition of the surrounding work before and after we were there — which supports the builder in recovering costs where damage is caused by other trades.

The client should be able to hand us a scope on a running site and get it closed out to standard, documented, and without an incident or a hold on their programme. Compliance records, method statements and insurances are available on request.

Task-specific SWMS, reviewed on site

Every scope is planned against a Safe Work Method Statement written for that task and that location, then checked against the actual conditions before work starts and adjusted when the site calls for it.

Trained trades under QC managers

Crews are project-specific and trained for the work they are placed on, supervised by QC managers who are accountable for both the safety of the method and the quality of the finish.

The higher-risk work such as facades at height, live services and occupied or handed-over areas is planned and supervised so the public, other trades and the client's programme are protected throughout.

Waste & sustainability

Restore, not replace: keeping compliant material on the building and out of the skip

Every finishing defect near handover forces a quiet choice: refinish the element that is already there, or rip it out and reorder. The default reflex on a busy site is to replace — a scratched facade panel, a chipped stone benchtop, a water-stained sheet of glass, a marked run of veneer joinery. M&M's approach starts from the other end. Where the substrate is sound and the fault is on the surface, we restore in place. The panel that was manufactured, delivered, installed and passed inspection stays on the building rather than going into a bin and being made again.

That has a plain material consequence. On-site colour matching means a facade or a length of joinery is re-coated to match its neighbours rather than swapped for a new one. Anodised, powdercoat and steel facades are rectified where they hang. Hard-water marks and light scratches come off glass instead of the glazing being reordered. Stainless handrails and lift doors are refinished on site; chipped stone, tiles, timber floors and joinery are repaired rather than replaced. In each case the compliant material that is already up stays up — and the replacement that would otherwise be fabricated, freighted to site and craned into place simply does not need to exist.

This is a supporting point, not a claim we would dress up. Some elements are genuinely past repair and have to be replaced, and we say so when that is the case. There is no programme, no scorecard and no certification behind this — it is a straightforward by-product of a finishing trade built to refinish rather than reorder. What can honestly be said is directional: restore-in-place work keeps sound material on the building and reduces what ends up in the skip, one defect at a time.

The commercial reasons to restore — avoiding replacement lead times, reorders and programme slippage, and closing the defect at lower total cost — happen to run in the same direction as the waste outcome. A builder chooses restoration because it is faster and cheaper to close the line item; less material to landfill comes with it. We would rather let that stand on its own than overstate it.
