Facade commissioning is the step between a facade that is physically installed and a facade that actually works. Panels can be up, fixed and weathertight and still fail at handover because the operable and functional components have not been brought to their design intent — awning and sliding vents that were left static, restrictors and hardware that were never set, louvres, dampers and shading elements that don't move as specified. This is a handover problem. On a tier-1 job the facade is one of the last trades to close, it sits directly on the critical path to practical completion, and any open item on it is visible to the superintendent from the ground. When the defect register lists a run of non-functional or damaged envelope items, sign-off stops, the programme slips and retention money stays with the builder.   3. Method statement & ITP

    An approved methodology and inspection and test plan are issued for the scope, defining how each component is re-engaged, replaced or installed, and the hold and witness points at which the CA signs off — the framework the whole scope is measured against.

  4. Execute — re-engage, replace, install (day or night)

    Project-specific trained tradespeople under quality-control managers work the three commissioning steps to the method statement, on day or night shift as the programme demands, with labour surged when the defect list grows near close-out.

  5. QA, function-test & documentation

    Every commissioned component is inspected and function-tested against the ITP, and the work is captured in live records and time-stamped images loaded to OneDrive — the quality-assurance pack for sign-off and a complete record of each component.

  6. Sign-off & close-out
