Caulking and silicone is the wet-seal trade that keeps water out of a building. On a facade, a joint is not decorative — it is the last line between the weather and the interior, and it is one of the first things a superintendent inspects at handover. M&M installs, inspects and repairs silicone and expansion joints across the full range of joint types a modern building carries: perimeter weather seals around windows, doors and curtain wall; movement and expansion joints between precast and facade panels; wet-area and internal joints; and the fine glazing seals around glass balustrades and frameless assemblies. Failed, missing or non-conforming sealant is a weatherproofing defect, and weatherproofing defects sit on the critical path to close-out. A joint that has been run over a dusty substrate, tooled without a bond breaker, applied outside the sealant's temperature window, or sized wrong for the movement it has to absorb will craze, lose adhesion or split — and it will usually do so after the scaffold is down, when access is dear and the defects liability period is already running. A single non-conforming run can hold a whole elevation open. Getting the joint right the first time, and keeping a clear record that it was done properly, is what protects the programme and the retention.
The substrate is what makes sealant work difficult, and it is where an unqualified applicator gets caught out. A silicone that bonds happily to glass may need a primer to hold onto powdercoated or anodised aluminium, and a different approach again on mill-finish or stainless metals, concrete, precast, stone or timber. Neutral-cure chemistry is used where acetoxy cure would stain a porous stone or attack a coating. Joints have to be designed as well as filled: correct width-to-depth ratio, a backer rod or bond breaker so the sealant flexes on two faces instead of three, clean and dry adhesion surfaces, and tooling that drives the material into contact before it skins. External weather seals, internal movement joints and expansion joints are each detailed differently, and we treat each one on its own terms.
M&M runs project-specific trained tradespeople under quality-control managers to an approved methodology, the same model we use across every finishing trade. Before mass application we prove the joint — the right sealant for the substrate, the right joint design, and, where the joint is visible, an on-site colour match to the adjacent finish achieved before the bulk of the work goes in. Because we run day and night shifts and can bring on surge labour, a large re-seal or a live-facade repair can be sequenced around other trades and around the building's operating hours rather than stopping them.
Every joint we touch can be recorded. ITP documentation, live project records and time-stamped images of the work are captured and made available to the builder through OneDrive, viewable at any time. On a wet seal that matters twice over: it gives the superintendent the quality-assurance evidence needed to sign the joint off, and it gives the head contractor a complete record of what was installed, where and to what standard — a clean, traceable close-out through the defects liability period.

Survey and joint assessment
Walk the elevation or area, identify joint types (weather seal, movement joint, expansion joint, wet-area), record the substrates on each face, and log failed, missing or non-conforming runs against location — the basis of the ITP and the handover record.
Sample, sealant selection and colour match
Confirm the correct sealant chemistry for each substrate pairing (including where a primer or neutral-cure product is required), size the joint correctly, and — for visible joints — achieve an on-site colour match to the adjacent finish before any bulk application.
Method statement and ITP
Set out the approved methodology, hold points and inspection criteria in an inspection and test plan, agreed with the superintendent so the sign-off standard is clear before work starts.
Preparation and execution
Clean and dry the adhesion surfaces, install backer rod or bond breaker so the sealant flexes correctly, prime where specified, then apply and tool the joint within the material's working conditions — run on day or night shift, with surge labour where the programme demands it.
QA and documentation
Record each completed run with time-stamped images and live project documentation against the ITP, and make the record available to the builder through OneDrive for review at any time.
