A curved residential tower with glass balustrades on every balcony, against a clear sky

Strata & owners corporations

Bring your strata building back to its best, with one contractor

Facades, cladding, repaints, windows, silicone, balustrades and common areas, restored for residential, commercial and mixed-use strata. One contractor for the whole job, working around the people who live and work there, and by rope access instead of scaffold wherever the building allows.

Why one contractor

More than maintenance. One job, one contractor, one quote.

When a strata building starts to look tired — a faded facade, failing silicone, stained glass, marked balustrades, lift doors that let the entrance down — the usual answer is a painter, a glazier, a sealant contractor and a metal polisher, booked one after another, each with their own quote, their own access and their own disruption.

We do all of it under one contract: one quote for the committee to approve, one programme for residents to plan around, and one team responsible for the result. Wherever a surface can be restored rather than replaced, we restore it, so the building looks new again without paying for and waiting on replacements it does not need.

What we do

Everything we take care of

Start with what you have

Send us what the committee already has

Your capital works plan

The repaint, facade or sealant work in your 10-year capital works fund plan, scoped and quoted when it falls due.

A building-defect report

A defect report, including the NSW strata building bond inspection reports, quoted item by item.

A consultant's specification

A specification from your building consultant or engineer, priced and delivered to it.

A rope-access technician working on the glass balustrades of a residential tower

Balconies and balustrades

Balconies that look new again, without replacing them

Balconies are where a strata building shows its age first: glass etched by run-off, stainless stained by coastal air, silicone that has let go. Replacing it all means glaziers, fabricators and access to every apartment.

Most of it can be restored where it is. We polish the glass, refinish the stainless and reseal the joints: one team, one visit per balcony.

How it works

Simple for the committee, from first inspection to the finished building

  1. We inspect the building

We walk the building with your strata manager or building manager and look at every item on the list.

  2. You get a clear quote

Scope, access, staging and timing in one quote, written so it can go straight to the committee or a general meeting.

  3. We plan around residents and tenants

Notices, lift bookings and work hours arranged through your strata or building manager, with night shifts where daytime work would get in the way.

  4. You approve the finish first

Colours and finishes are matched on site and approved on a sample before the work starts.

  5. We do the work

Trained crews deliver the job by rope access, BMU or conventional access, with everything around them protected as they go.

  6. Before-and-after photos for the committee

Photos of every item before and after, so the committee can see exactly what was fixed and keeps a record for the next plan.

Questions

What strata committees ask us

Yes. We work for owners corporations and strata committees, usually through the strata manager or building manager, and for builders fixing items on a defect report.

Often not. We use rope access or the building's BMU wherever the job allows, and the quote tells you how we plan to reach the work.

As little as we can manage. The work is staged, lifts and common areas are protected, and we can work nights where daytime work would get in the way.

Yes. Send it through and we will quote it line by line, so the committee can compare it directly.

Before-and-after photos of every item and a clear record of what was done, ready for your files and your next capital works plan.

No. We handle cladding, facades, windows, silicone, balustrades, painting and finishes. Concrete and structural work is for a builder or remedial engineer.
